With 3D Tours, the 92% of buyers house-hunting online can now view the floor plan of a Geraldson Realty listing and take a virtual walk through the entire home—right from their smartphone, tablet, or desktop computer.
As a company committed to providing the highest quality selling/buying experience for its clientele, Geraldson Realty is constantly vetting cutting-edge technologies that offer improvements in the quality and efficiency of our services. Such is the case with the latest addition to our comprehensive listing services for sellers. With 92% of home buyers using the internet during their home search, most showings—a buyer’s in-person tour of a home—are the result of a buyer contacting their buyer’s agent about a home they’ve seen online. In an online listing, buyers see photos and detailed information about a home.
However, there’s just no substitute for actually visiting a home in-person; right? Maybe not; but, our latest listing technology comes closer than anything out there to date…
Showings and Negative Buyer Feedback
After every showing, our listing agents always request post-showing feedback from the buyer’s agent who showed the home. Sometimes the feedback is positive, and sometimes it’s negative. There are a number of things that can be learned from buyer feedback, and it’s one of the best ways to stay tuned-in to the ever changing wants/needs of the local buyer market as a whole. Geraldson Realty pays close attention to negative buyer feedback and views it largely as actionable information. By “actionable” we simply mean that a buyer only gives negative feedback when a buyer identifies something negative during an in-person showing, that they didn’t previously recognize when they looked at the online listing.
Sometimes, the negative feedback indicates that our seller client needs to change something on their end. Perhaps the seller left dirty laundry all over the floor before they left the house for the showing; and, the dirty laundry strewn about gave the buyer the impression that the home was “dirty”. This is actionable feedback, because it points to a simple fix—put your dirty clothes away before showings. In other cases, the negative feedback is a natural result of the limitations that exist in online listing advertisements. Character limits on listing descriptions, photo upload limits, etc., combine to make listing ads fall short of giving buyers the same ‘experience’ they’d otherwise receive by visiting a home in the flesh.
Regardless, at Geraldson Realty we believe that in most things, there’s always room for improvement; and, our listing services are no exception.
Better Qualify Buyers for the Home = Sell with Fewer Showings
One of the most common pieces of negative feedback—which results from the limited information of an online listing—is: “The buyer didn’t like the floor plan”. It makes sense if you think about it. In most listings, there are a number of photos; but, it’s hard to discern the flow of a floor plan from individual photos taken in different rooms. Likewise, listing descriptions may state that a home has a “split floor plan”, but even then, there are lots of architectural nuances that can make one split floor plan very different from another.
The latest addition to Geraldson Realty’s cutting-edge listing services takes our sellers’ online listings to a whole new dimension, and it solves the problem of “bad floor plan” feedback.
With 3D Tours, the 92% of buyers house-hunting online can now view the floor plan of a Geraldson Realty listing, and walk, virtually, through the home—right from their smartphone, tablet, or desktop computer. This new technology will better qualify buyers for our sellers’ homes, by filtering out the ones that won’t like a floor plan, before they ever schedule a showing. The end result is a savings of time for our seller clientele, who won’t have to leave their home for an hour—multiple times throughout the selling process—only to later hear “wrong floor plan” feedback. This means fewer and better showings leading up to the showing that results in a sale.
