With 92% of home buyers using the internet during their home search, most showings—a buyer’s in-person tour of a home—are the result of a buyer contacting their buyer’s agent about a home they’ve seen online. In an online listing, buyers see photos and detailed information about a home.

After every showing, our listing agents always request post-showing feedback from the buyer’s agent who showed the home. Sometimes the feedback is positive, and sometimes it’s negative. There are a number of things that can be learned from buyer feedback, and it’s one of the best ways to stay tuned-in to the ever changing wants/needs of the local buyer market as a whole. Geraldson Realty pays close attention to negative buyer feedback and views it largely as actionable information. By “actionable” we simply mean that a buyer only gives negative feedback when a buyer identifies something negative during an in-person showing, that they didn’t previously recognize when they looked at the online listing.

Sometimes, the negative feedback indicates that our seller client needs to change something on their end. Perhaps the seller left dirty laundry all over the floor before they left the house for the showing; and, the dirty laundry strewn about gave the buyer the impression that the home was “dirty”. This is actionable feedback, because it points to a simple fix—put your dirty clothes away before showings. In other cases, the negative feedback is a natural result of the limitations that exist in online listing advertisements. Character limits on listing descriptions, photo upload limits, etc., combine to make listing ads fall short of giving buyers the same ‘experience’ they’d otherwise receive by visiting a home in the flesh.

In most listings, there are a number of photos; but, it’s hard to discern the flow of a floor plan from individual photos taken in different rooms. Likewise, listing descriptions may state that a home has a “split floor plan”, but even then, there are lots of architectural nuances that can make one split floor plan very different from another.
