Real Estate Videos = Better Qualified Buyers for Sellers
Local sellers are loving the effect that our in-house, professionally-produced real estate videos are having on their home sale. They’re finding our real estate videos: 1. Increase buyer traffic to their online listings, and 2. Serve to better qualify buyers before showings. Most importantly, they’re finding that negotiating the terms of a buyer’s offer is a whole lot easier when the buyer has already been sitting at home watching their real estate video, dreaming, and falling in love with their home–before the buyer makes an offer. We’re excited for the recent successes our seller clientele have experienced by listing with Geraldson Realty and allowing us to produce a visually appealing real estate video of their home. Please help us spread the word to more homeowners in the Conway AR area. When they go to sell, we want to help them get every dime possible out of their home. We’ve found that “top-dollar” is usually what homeowners want, too. Often though, when its time for them to sell, homeowners believe the way to get more money out of their home is to cut fees (i.e. listing fees) out of the process. In reality, if its more money they’re going for, statistics aren’t really on their side–just look at this infographic (kudos to Mark Dunkley for infographic design).

Cut Fees, or Build Value with a Real Estate Video?
Before you upload iPhone pics of your home to Zillow.com or FSBO.com, consider the following. Way, way back in 2008, VHT conducted a survey and found that the use of a professional real estate video in marketing a property increases the perceived value of a home by nearly 6% percent. Yes…6%. What we’re finding to be true with our listings–that real estate videos help sellers get top-dollar offers–isn’t a new concept, obviously. It’s just that up until now, local real estate brokerages haven’t been offering the service. With that said, now that we’re producing videos for our listings in and around Conway (in 2014)…lets go ahead and look at that survey from 2008:

According to VHT, the survey (results and full explanation from VHT here) was conducted accordingly:

“To capture the viewpoint of the typical prospective home buyer, the survey included responses from several hundred individuals, evenly distributed nationally among male and female, between the ages of 35 and 54 with more than $75,000 in household income.

The respondents were shown descriptions of homes, some of which also included a video and some professional photography. They were then asked about their perceived value of the home; how likely they were to visit a home; and how quickly they thought the property would sell. The survey methodology was designed by a graduate Research class at the Kellogg School of Management at Northwestern University.”
